Design | Build
What’s your dream for your new home?
What is design & build? It’s us getting to know you so well that we’re able to design your dreams onto paper and build it into a reality. We want to know all about the home you’ve always hoped for. We want to learn more about you, your family, and your ultimate wish-list for your dream home. What style of home are you drawn to? How many bedrooms will you need? What type of layout would you like to have? And what size home will suit your lifestyle?
Developing Your Design & Build Plan
Once you’ve shared your vision with our team, we can narrow down the details and begin making that vision a reality for you. It may make sense to begin with one of our existing floor plans and modify it to your liking. Most people prefer to start completely from scratch or work with your existing plans. If you have previous plans, whether they are blueprints from an architect or scribbles on a napkin, we can bring those sketches to life.
Whichever option you choose, Goodwin Foust is your advocate during the building process. We love that we get to partner with you to create the home of your dreams. Whether you want to build a spacious home in the suburbs or mansion near the lake, our team has the ability to build the exact size and style of home you want.
Why Design & Build?
Everybody is on the same team:
We’re all in this together and we all have the same goal – to build a home that meets or exceeds your expectations for your project. When challenges might occur, pointing fingers is not an option. We promise to roll up our sleeves and work on solutions together.
One entity is accountable for everything. This includes how the end result looks, how much it costs, and the timeline of completion. When the same group that designs the project also builds the project, there is much more attention given to pricing and scheduling in the design phase. The cost of everything is taken into account early in the process. Design & build focuses on results, not excuses.
A design & build firm is in it with you from start to finish, which adds an inherent efficiency. The chance for things to fall through the cracks is greatly diminished when working with one team. Typically it takes designers and builders years of working together and dozens of projects before they reach optimum efficiency with communication, mutual respect, and trust. Fortunately for us, we’ve all worked together for years, so our level of honesty and communication to each other is already deeply established.
Design-build firms are experts in both fields. There is a tremendous advantage to working with designers that can think like builders and builders who can think like designers. Our team not only has experience in their field, but also an education in their profession. Most of our team has degrees in Construction Science, Engineering and Architectural design so they fully understand what it takes to design and build a home of excellence.
We’ve all heard the stories that design and construction can get out of hand and messy. We believe design and construction shouldn’t be chaotic or stressful. A design-build firm is a beacon to clients throughout the process, guiding the way to the best possible outcome. Design-build refines a system from beginning to end and manages the chaos into orderly, easy-to-navigate, steps.
Design-build operates under the assumption that you actually want to be an active participant in the design and construction of your home. By getting involved in the process of building your new home, we are guaranteeing that we will achieve or exceed your expectations. We’ve found that such an involvement is inspiring and gives you a lasting sense of pride about your home.
Design-build cuts out the big egos so common in the design industry. In design-build, you retain total control over the project and the team is there to empower you throughout the process.
The best kind of communication is open, honest and often:
Design-build is transparent because we want you to understand the process. We’ll make sure you know what’s going on throughout the project. The best partnerships work, not because people say what everyone wants to hear, but because they say what everyone needs to hear. Through clear communication the budget is defined early on and it becomes the agreement for the entire project.
Time is of the essence:
Design and construction involves managing hundreds of timelines that need to coordinate in lockstep. Design-build creates opportunities for you to think about big decisions, ask questions, and consider your options. Anything the team can do to avoid taking steps backwards is going to lead to better, faster and more cost-effective results. The design-build system is highly adaptive and responsive in the field. Big decisions can be revisited during construction without change orders or additional fees. The conventional story is that if you make changes it will cost you money. This is not necessarily so in design-build.
Inherent to the design-build model is a savings of approximately 5-10% of the project costs. This gives you the opportunity to save that money or invest it in another area of your home such as an outdoor space or additional features.
